Professor Danks should have been a motivational speaker. However, he's a no for an online class. There are more than twenty readings and five chapters of the textbook to read in about seven days. Unfortunately, you barely have enough time to read everything, let alone study and take notes. Then take a 35-question exam with trick questions. Stay away if you want a good grade, or if you really want to learn the subject.

"Title Insurance Need" - Courier-Post (Date unavailable) The real estate mailbag columns of Bob Bruss and Edith Lank offered by the Courier-Post are a most informative service. In Ms. Lank’s most recent column (4/30) however, I believe she may have inadvertently underestimated the need for title insurance. A reader who had lived in a property for twenty years and did not have title insurance asked if it were too late to purchase it. Ms. Lank said that until the home was sold or unless the mortgage was refinanced, she couldn’t see what purpose title insurance would serve. The title of property owners is always subject to challenge. Even though an owner has a deed to the property, it is not conclusive proof of ownership. The owner’s deed, or one of a previous owner, could have been forged, executed by an incompetent grantor, or subsequently be challenged by an undisclosed heir. While some title problems may manifest themselves relatively soon after settlement, they can affect the property owner at any time during the period of owner. For these reasons, mortgage lenders in this area insist that title insurance be obtained to protect their interest in the property. Owners should carry title insurance, whether they have a mortgage on the property or not, even if their building is the first one on the land, and even if title has been passed to them by a family member. Since no one can know whether title is actually clear of significant defects, even a relative or a friend could unknowingly pass defective title. While the likelihood of having a serious title problem is comparatively minimal, even the remote possibility of having a costly title defect should suggest to any owner the importance of having title insurance in force during the entire period of ownership.

"Title Insurance Need" - Courier-Post (Date unavailable) The real estate mailbag columns of Bob Bruss and Edith Lank offered by the Courier-Post are a most informative service. In Ms. Lank’s most recent column (4/30) however, I believe she may have inadvertently underestimated the need for title insurance. A reader who had lived in a property for twenty years and did not have title insurance asked if it were too late to purchase it. Ms. Lank said that until the home was sold or unless the mortgage was refinanced, she couldn’t see what purpose title insurance would serve. The title of property owners is always subject to challenge. Even though an owner has a deed to the property, it is not conclusive proof of ownership. The owner’s deed, or one of a previous owner, could have been forged, executed by an incompetent grantor, or subsequently be challenged by an undisclosed heir. While some title problems may manifest themselves relatively soon after settlement, they can affect the property owner at any time during the period of owner. For these reasons, mortgage lenders in this area insist that title insurance be obtained to protect their interest in the property. Owners should carry title insurance, whether they have a mortgage on the property or not, even if their building is the first one on the land, and even if title has been passed to them by a family member. Since no one can know whether title is actually clear of significant defects, even a relative or a friend could unknowingly pass defective title. While the likelihood of having a serious title problem is comparatively minimal, even the remote possibility of having a costly title defect should suggest to any owner the importance of having title insurance in force during the entire period of ownership.
